Residential Marketing Manager Position

Position Summary:
Lupoli Companies is seeking a highly-skilled Marketing professional to manage and lead all marketing initiatives for the Lupoli Companies’ residential properties (Riverwalk West, Riverwalk Lofts, Thorndike Exchange, Haverhill Heights, etc.).

As a champion of the Lupoli residential brands, you will be responsible for overseeing the successful design, development, and implementation of marketing campaigns. This individual will bring a mix of marketing expertise and business understanding to the position to advance the successful leasing of all available residential units.

Primary Responsibilities (including but not limited to):
Activate marketing tactics, review analytics/ extract insights, use data to inform marketing strategies/plans, effectively manage projects, relationship management and more. Your role is essential in helping to deliver impactful and effective programs that drive customer leads and resident loyalty.

Marketing Execution:

  • Understand unique marketing needs of each property and lead the implementation of approved marketing plans.

  • Execute approved media plans - create listings, load photos, edit as needed.

  • Perform audits of each property’s web presence; make revisions as needed to copy, images, etc.

  • Maintain and update web content for property websites and all internet listings.

  • Create email blasts – write copy, select images, analyze and leverage best practices.

  • Assist with execution of digital assets.

  • Support prospect events with marketing communications and on-site support.

  • Create and maintain market studies for each property.

  • Project manage various types of initiatives including but not limited to: property websites, collateral, signage, promo items, digital ads, etc.

  • Assist is developing and executing marketing plans for new development/lease-up properties.

  • Research various marketing opportunities.

  • Maintain social media plans/calendars at all properties.

  • Plan and execute two resident events a month at each property location.

Marketing Analysis:

  • Provide reporting and analysis of lead generation and website traffic data

  • Use tracking tools, such as phone numbers and tracking URLs to effectively monitor campaign success

  • Ensure correct source attribution by ongoing testing of tracking numbers, urls, emails.

  • Closely follow occupancy and lead generation performance for assigned properties

Requirements:

  • BA/BS degree required.

  • 3-4 years property management experience or equivalent time spent in a managerial marketing role.

  • Analytical thinking with previous data analytics and/or marketing experience a plus.

  • Positive, can-do attitude and a strong desire to deliver great service.

  • Attention to detail and quality of work product.

  • Strong writing and verbal skills.

  • Proficient Microsoft Office Suite required.

  • Working knowledge of Photoshop is a plus.

  • Knowledge of Yardi is a plus, particularly SiteManager.

  • Lease-up experience a plus.

Must provide robust portfolio of work required for consideration.
