Summary: Merrimack Valley-based Real Estate Developer with a growing mixed-use development portfolio is searching for a stellar professional to spearhead cost estimating, scheduling, and procurement functions. This position reports directly to the Lead Construction Consultant of Lupoli Companies and the General Contractor of Select One Construction. This individual will provide critical general and financial administration coupled with onsite coordination of all phases of construction projects from bid solicitations, review of qualifications, cost budgeting, negotiating and scheduling through managing submittals, RFI’s, change orders, requisitions and job cost accounting. Key functions of this position also include approving and processing invoices, scheduling updates, onsite meetings and general oversight to ensure that each job is on time and on budget.  

Primary Responsibilities:

  • Acts as Chief Estimator & Scheduler for all projects within the ownership’s portfolio from retail and commercial to residential and manufacturing.

  • Provides consolidated monthly and annual reports to Controller analyzing project costs and budgets.

  • Works with Director of Construction, Project Manager and Controller to provide overall development budget for pre-construction, direct construction and soft costs relating to new projects. 

  • Creates and tracks project timelines weekly and communicates status with the team. 

  • Manages and maintains a comprehensive database of direct unit costs, soft costs, subcontractor qualifications, and plans.

  • Identifies qualified vendors and subcontractors, obtains bids and negotiates contract pricing, scope of work and timelines.

  • Resolves cost discrepancies by collecting and analyzing information relating to specific contracts.

  • Monitors projected costs to actual spends, reporting any unanticipated variances to the approved budget.

  • Prepares special industry-specific reports by collecting, analyzing and summarizing information and trends.

  • Develops programs to monitor and maintain quality service by following organization standards.

  • Maintains continuity among Corporate and local work teams by documenting and communicating actions, irregularities and continuing needs as well as collaborating effectively to clarify or change plans/print details.

  • Manage projects as required in adherence with permitting, governmental codes and construction standards.

  • Allocate time efficiently between Corporate Office and on-the-site projects.

  • Oversee several projects simultaneously as required.

 Requirements:

  • 5+ years of experience in all aspects of construction operations, estimating, procurement and scheduling.

  • Familiarity with a variety of construction types and methods including wood-frame, podium design, concrete, light gauge steel and panelized systems. 

  • Highly effective contract negotiating skills.

  • Ability to analyze detailed plans, cut sheets, submittals and specification drawings.

  • Working knowledge of Yardi-based accounting processes including invoice reconciliation, budgeting and cost controls.

  • Ability to communicate effectively (written and spoken) with all levels of construction development staff, vendors and subcontractors.

  • Active unrestricted CS license in Massachusetts preferred.
